EPCs were first introduced in 2007 as part of Europe’s commitment to the Kyoto Agreement to help reduce greenhouse gas emissions on residential and commercial properties which are for sale or to let. It is one part of a wide range of measures across Europe to address the issue of climate change and reduce our dependence on fossil fuels.
If you are intending to sell or let a property, you will need a certificate within 7 days of the commencement of marketing. The EPC will need to be included on the property details in any marketing material or brochures. The certificate provides an energy rating from ‘A’ to ‘G’ depending on the efficiency of the building. The certificate will also provide recommendations to improve the efficiency of the property.
EPCs are now provided in an electronic format as a URL, but these can also be saved as a PDF. They contain the following:
